Carriage Lofts · South Side Flats, PGH
Six generously sized live-work lofts in Pittsburgh's South Side — designed for people who want their space to reflect how they actually live.
Residential
Each loft is a large one-bedroom with an open layout designed to feel like more. Convertible to a two-bedroom for those who work from home and want a dedicated office, or for a partner who needs their own space to breathe.
The spaces are finished with intention: warm materials, preserved original details where we found them, and the kind of light that makes you want to actually be home. High ceilings, open kitchen, real windows.
This isn't an apartment building where you learn your neighbor's name from a noise complaint. The six units share a courtyard, a sensibility, and eventually — if it works the way we think it will — a community.
Layout
An open plan that lives larger than it looks on paper. The kitchen and living area flow together, the bedroom sits apart, and there's room to carve out a home office without it feeling like a compromise.
Materials
Warm materials, preserved originals, nothing that needs to look expensive — just things that are. The palette is intentional: white oak, Calacatta marble, basket weave tile, shaker cabinetry.

The Collective
The workspace next door is available to residents. The six units face each other across a courtyard currently in planning — designed to be a shared outdoor room, not just a feature on a spec sheet.
We're not building a co-living experiment or a startup campus. We're building a place where the people around you become part of your daily rhythm. Where knowing your neighbors is the point, not a side effect.
